Housing made to be lived in and to last: KC2 consists of one 10-story building with 120 apartments and one 11-story building with 132 apartments located in a green cul-de-sac in the Spuyten Duyvil section of Riverdale, just off the Henry Hudson Parkway. Apartments range in size from one to three bedrooms, although the vast majority are two-bedroom units. All apartments have solid wood parquet floors, eat-in kitchens, and spacious living rooms. They are all light and cheerful, with scenic views.
A co-op with a difference: The Knolls is a limited equity co-op, a unique legal designation created to provide and sustain affordable housing. Because of that special status, we can sell our apartments at prices below market rate compared with other buildings in the Riverdale area. Proceeds from apartment sales provide income for our capital funds and help pay for necessary building improvements, resulting in relatively low maintenance fees.
Cost-lowering advantages:
• Utilities are included in the maintenance fee, providing appreciable savings to each household. There is a nominal yearly fee to shareholders who have air conditioners.
• A portion of the monthly maintenance costs is tax-deductible, making actual living costs even lower.
Shareholder participation: Your voice matters at KC2. We encourage all shareholders to participate actively in running the co-op. We believe your expertise and experience are the best resources we have in helping to decide issues from the upkeep of the facilities we use to the quality of life we share. Shareholder committees meet regularly and oversee all aspects of operations, including finance, safety, gardening, and apartment sales. By working together our shareholders not only build a better environment for themselves, they build a better community.
Staff: KC2 has a live-in superintendent and a live-in handyman. There are also two porters on duty.
Parking: We offer on-site indoor and outdoor parking for less than $100 per month.
Amenities: Here are just a few - We have a laundry room in the basement of each building, bike storage facilities, and storage space for rent. There is a game room with a pool table. Community rooms are available for use by shareholders for private social gatherings or events for a nominal fee. Friday night Bingo is hosted by the social committee in the community room.
